If you have decided to invest in foreclosure properties, mainly for income purposes or even to flip you will need to find foreclosure listings. Most sites that are accurate online - will be for pay sites. Those that offer free listings mostly offer outdated and inaccurate listings. Even going through a realtor might not provide the right kind of listings for you.

If you wish to find affordable foreclosed homes to buy, you will need to search mainly paying sites. It is possible to find free listings through government agencies. Checking local websites and newspapers for auction sales in the coming days are a good way to find accurate listings. The county courthouse, if the foreclosure was a judicial one may have listings of up coming sales.

The HUD website (U.S. Government of Housing and Urban Development) sells properties you might be interested in. They have listings for single family homes, and condos for all states. In order to buy a HUD home, you will need to find a reputable realtor who is authorized to sell HUD homes; most of them are. The sales professional will then submit a bid for you at the auction.

Other sites you might find properties you are interested in are: Department of Veteran’s Affairs, Federal Deposit Insurance Corporation, Internal Revenue Service, US Army Corp of Engineers, Small Business Administration, Customs, US Marshal’s Office and the Department of Agriculture Rural Development. All these links can be found on HUD’s website.

You can also find multifamily homes on sites for Fannie Mae, HUD and others. Again these links can be found on HUD’s website. The important thing is evaluating each property before you place a bid. Knowing the process and exactly what you are looking for is the key to finding the right property for you.
